Get it building again: Usually the first real blocker. Nothing can be judged until the application runs locally and deploys somewhere, and how hard that is already tells you most of what you need to know.
The written audit: Code quality, security, dependency support, test coverage and deployability, each with a severity and an estimate. Written to be read by someone who is not a developer, because that is usually who decides.
Stabilise, then decide: Tests around the paths that matter, then the urgent fixes. A rewrite is only worth discussing after that, and only if the audit says so. You can stop at the audit and take it elsewhere.

FAQ

Questions worth asking.

What if the previous developer left no documentation?

That is the normal case, and the code and the database are the documentation. Reading them is part of the audit. Access to the repository, the hosting and the domain registrar matters far more than any handover document.

Will you tell us to rewrite it?

Only if that is genuinely cheaper than keeping it, and it usually is not. A rewrite restarts every bug you have already found and paid to fix. The audit says which parts are worth keeping and prices both options honestly.

Can we buy just the audit?

Yes. It is a deliverable on its own, priced on its own, and it is yours whatever you decide next. Taking it to your existing developer and having the work done there is a perfectly reasonable outcome.
